Real Estate Commissions

There are no set commission rates, each Realtor chooses the commission they will charge when listing a property for sale.  Buyer's agents are most often paid by the listing agent to incentivize them to show the property. This means that generally, there is no direct cost to a buyer to use the services of a Vancouver Realtor. When listing a property for sale, I charge a commission rate of 7% of the first $100,000 and 2.5% of the remainder of the Sale Price. Just shy of half of this is typically paid to the buyer's agent.

If the property is classified as residential and farm, or is residential mixed class (such as residential and commercial), you pay the further 2% tax on only the residential portion of the property.
